CHICAGO — Navigating a fire insurance claim is one of the most complex and stressful experiences a homeowner can face. Here are 10 steps that homeowners can take to maximize their recovery and avoid the common mistakes that lead to underpayment or claim denial.

Step 1: Contact your insurance carrier immediately and file a claim. Most policies require prompt notification, and delays can complicate the claims process. Step 2: Document all damage with photographs and video before any cleanup or repair work begins. Step 3: Keep all receipts for additional living expenses — hotels, meals, and clothing — as these are typically covered under the loss of use provision of your policy.

Step 4: Do not throw away any damaged items before your adjuster has had an opportunity to inspect them. Step 5: Obtain your own independent estimate from a qualified restoration contractor — do not rely solely on the carrier's estimate. Step 6: Review your policy carefully to understand your coverage limits, deductibles, and any exclusions that may apply.

Step 7: Consider hiring a public adjuster if the claim is complex or if you believe the carrier's estimate is inadequate. Public adjusters typically charge 10 to 15 percent of the claim settlement but can significantly increase the amount recovered. Step 8: Keep a detailed log of all communications with your insurance carrier, including dates, times, and the names of all carrier representatives you speak with.

Step 9: Do not accept a final settlement until you are confident that the amount covers the full cost of restoration and replacement. Once you accept a final settlement, it is difficult to reopen the claim. Step 10: If you believe your claim has been handled improperly, file a complaint with your state insurance commissioner's office and consult with an insurance coverage attorney.
